Ellington's Grade A office tower in Business Bay

Ellington built its name on design-led towers where finish quality is the selling point. The Business Bay tower brings that approach to a high-rise Grade A office building, planned around flexible ownership from a single executive suite to an entire floor.

Executive suites

Self-contained offices for firms that want a Business Bay address without taking a whole floor.

Half floors

A larger footprint for established teams, sharing the floor with one other occupier.

Full floors

Whole-floor ownership, with control over layout and fit-out across the entire plate.

Shell and core

Delivered without fit-out, for occupiers who want to build to their own specification.

Final unit mix, sizes and specifications will be confirmed in Ellington's launch pack.

Payment plan and projected returns

50/50

Half the purchase price is paid during construction and half on completion, which keeps capital free for longer on a 2031 handover. The booking amount and instalment schedule come with the launch pack.

Around 8%

Projected gross rental yield, based on current Business Bay Grade A rents. For comparison, market commentary puts yields on Ellington's residential stock at roughly 5% to 7%. Offices typically let to corporate tenants on longer leases.

Yield is a projection, not a guarantee, and will be refined once launch pricing is released. See the Dubai office market page for the rental data behind it.

Inside the building

Early project material points to a building designed around the working day as much as the office itself.

Questions

Who is developing the Business Bay office tower?

Ellington Properties, the Dubai developer founded in 2014, through its entity ELPG Real Estate Development. Ellington's head office is already in Business Bay, at Burlington Tower.

Is The Langston the final name?

Not yet confirmed. The Langston is the working name reported in the market, and Ellington has not published the final name. It may change before launch, so this site refers to the project as Ellington's Business Bay office tower.

What is the payment plan?

A 50/50 payment plan: 50% during construction and 50% on completion. The full instalment schedule and booking amount are confirmed in the launch pack.

What rental yield can office owners expect?

Our current projection is a gross rental yield of around 8%, based on Business Bay Grade A rents. It is an estimate rather than a guarantee, and will be refined once launch pricing is released.

When is handover?

2031 is the indicative handover date. Ellington will confirm the construction timeline at launch.

Can overseas investors buy office space here?

Yes. Business Bay is a designated freehold area where foreign nationals can own property outright, including commercial units.

How do I secure an expression of interest?
